-          If the offer includes third-party financing, buyer must include a written approval from a direct-endorsement lender and proof of funds (copy of a bank or other investment statement showing the cash exists for the down-payment needed to complete the purchase)

-          Contract and Special Warranty Deed are on Seller’s documents

-          If property is occupied, buyer accepts subject to occupants’ rights, with a proration of rental collected

In order to help process your application quickly, please include copies of

I. paycheck stubs for the last two 2 months, front page of your current rental agreement, and copies of rent receipts, a copy of the utility bill, canceled checks, or money order receipts where you paid your rent.
(IMPORTANT: BUYER NEEDS TO PROVIDE PROOF OF INSURANCE OR MUST PAY FIRST YEAR PREMIUM)

II. Past credit problems are not important to us, as long as you have a steady job and good rental history.
